Does my building qualify for SB-721?

SB-721 applies to apartment and multifamily rental buildings with 3 or more units that have exterior elevated elements (balconies, decks, exterior stairs, walkways) 6 feet or higher. Condominiums follow SB-326.

What gets inspected and how many elements are opened?

Inspectors examine a representative sample, commonly about 15% per EEE type, and may make small, targeted openings where structure is concealed to verify conditions. Openings are patched weather-tight the same day.

What happens if the report finds an immediate hazard?

Use of the unsafe area is restricted, expedited permits are coordinated, and stabilization or repairs are completed right away. Non-imminent defects are phased with documented timelines.

Do I need permits for repairs?

Structural and waterproofing corrections generally require permits. Submittals and inspections are handled so work stays compliant with local requirements.

How often do I need to repeat the inspection?

After the initial inspection window, plan on every 6 years for SB-721 re-inspections.

How do I start and what will it cost?

Start with a short site call to size the scope. You will receive a clear proposal with options for phasing. To lock a date, schedule an inspection. Pricing depends on building size, number of EEE types, access, and whether exploratory openings and repairs are required.

Refinishing

Refinishing refers to the process of restoring or renewing the surface of an object, typically furniture, flooring, or fixtures, by applying a new finish or treatment. Refinishing can breathe new life into worn or outdated items, transforming them into attractive and functional pieces.

Refinishing can be a rewarding DIY project for those with the necessary skills and tools, or it can be entrusted to professional refinishers for expert results. Regardless of who performs the refinishing, proper preparation, technique, and finishing are essential for achieving a beautiful and long-lasting result.
